Former First Avenue mobile home park in Mitchell to be redeveloped into 24 owner-occupied homes

MITCHELL, SD (Mitchell Now) — Redevelopment of Mitchell’s former First Avenue mobile home park is expected to begin in early April, about a year after the city purchased the property for housing.

The Mitchell City Council recently approved transferring the former mobile home park property to the Mitchell Area Development Corporation for $1. MADC is expected to transfer the land to Sioux Falls-based Van Buskirk Construction, which will build 24 homes in phases.

Van Buskirk residential construction operations manager Jordan Hefner told the Mitchell Republic the development is planned in three phases, starting with five single-family homes and followed by townhome buildings. A model home is expected to be built first near the Mitchell Aquatic Center area, and local subcontractors are expected to be involved.

City officials said the city is not paying to build the homes. The city purchased the property in April 2025 for $1 million.
